Commercial Rooftop Solar Cost per kW in Maharashtra (2026 Guide)
By Vividh Ventures · · 4 min read

If you run a factory, warehouse, school or hospital in Maharashtra, the first question about solar is usually "what will it cost?" Here is a straight answer, what moves the price up or down, and how quickly the plant pays for itself.
What does commercial rooftop solar cost per kW?
For a typical commercial or industrial rooftop in Maharashtra, a complete CapEx plant costs roughly ₹40,000 to ₹50,000 per kW. That covers ALMM-listed modules, inverters, mounting structure, cabling, protection, installation, DISCOM approvals and net metering, and remote monitoring.
So a 100 kW plant costs about ₹40 to ₹50 lakh, and a 500 kW plant costs proportionately less per kW, because fixed costs such as design, approvals and grid connection are spread over more capacity.
What changes the price
- Plant size: larger plants cost less per kW.
- Roof type: metal sheds with standard rails are usually the most economical. RCC roofs need ballasted or anchored structures, and elevated structures (so the space underneath stays usable) cost more.
- Module and inverter choice: higher-efficiency modules, such as TOPCon or bifacial, cost more per panel but can generate more from a limited roof.
- Distance to the meter: long cable runs from the roof to the LT panel add cost.
- Approvals and metering: the DISCOM application, net metering or net billing charges, and any electrical upgrades needed at your site.
- Maintenance package: annual O&M, panel cleaning and performance guarantees can be included or priced separately.
How much roof and power you'll get
Each kW needs about 100 sq ft of shadow-free roof and generates about 1,450 units a year in Maharashtra (typically 1,350 to 1,550, depending on location and orientation). A 10,000 sq ft roof can therefore take roughly a 100 kW plant producing about 1.45 lakh units a year.
Payback: a worked example
Take a 100 kW CapEx plant at a factory paying an average of ₹9 per unit:
- Cost: about ₹40 to ₹50 lakh
- Generation: about 1,45,000 units a year
- Value of that power at ₹9 a unit: about ₹13 lakh a year
- Simple payback: about 3 to 4 years
After that, the power is close to free for the remaining life of the plant, which is typically 25 years. Eligible businesses can also claim accelerated depreciation on solar assets, which shortens the effective payback further. For most commercial and industrial rooftops in Maharashtra, payback falls between 3 and 5 years, depending on your tariff, daytime consumption and plant size.
Is there a government subsidy for commercial solar?
Generally, no. The central PM Surya Ghar subsidy is meant for homes, so factories, warehouses, shops, offices and other commercial premises are not eligible. Businesses benefit in other ways: accelerated depreciation where eligible, savings from the first month, and with RESCO, no capital cost at all.
Don't want to spend upfront? RESCO costs ₹0
With our RESCO model, we fund, install, own and maintain the plant. You pay only for the power it generates, at a rate 20 to 30% below your grid tariff, from the first month. After the agreement term (72 months as standard), the plant is transferred to you.
Using the same example, that is a saving of roughly ₹2.6 to ₹3.9 lakh a year with no capital spent. See CapEx vs RESCO for a side-by-side comparison.
